Odin Estates Ltd and Midas Developments are jointly bringing the 20 acre Llantrisant Business Park site forward for development and we believe that it will set new standards for industrial and office development in South Wales. The site is currently greenfield but benefits from being an extension to the already established Llantrisant Business Park. Llantrisant offers excellent communications and a strong catchment area for employees.
Location
The 20 acre site, which is an extension to the existing Llantrisant Business Park, lies on the edge of the urban area of Llantrisant, north of the M4 and north of Cardiff Rhondda Cynon Taff County Borough, which has the second largest resident population of all unitary authorities in Wales at an estimated 239,000
The site is located approximately 12 miles from Cardiff, which boasts one of the fastest growing economies in Europe. The city is Wales’s administrative and commercial centre and home to the National Assembly for Wales. Cardiff is located 155 miles west of London, 43 miles west of Bristol and 41 miles east of Swansea.
The site itself is located approximately 5 miles north of Junction 34 of the M4 motorway, in close proximity to the town of Llantrisant. The area has seen significant investment over recent years and major occupiers located nearby include L’Oreal, Bosch, Sogefi Filtration, Sunjuice, MFI and The Royal Mint. The area has also seen significant residential development and it is a popular commuter location providing good access to Cardiff.
Llantrisant has also seen the development of Llantrisant Retail park, home to occupiers such as Marks & Spencers, TK Maxx, Boots, Pizza Hut, McDonalds and the Burton group.
Planning
Odin and Midas share a particular expertise in delivering complex schemes on time and to budget which is acknowledged by the industry. We feel that our approach and experience in the construction and letting of schemes such as this, is a potent combination which will ensure the scheme's success.
The site which could accommodate close to a quarter of a million square feet of industrial, distribution and office buildings; already benefits for an existing planning consent, granted in 2003, for a new warehouse and office facility comprising approximately 40,000 square feet.
