West Berkshire Council

Odin was retained by West Berkshire Council (WBC) to act as the lead client side Development Consultants on a number of major regeneration projects in Newbury that form part of the innovative “Newbury Vision 2025” programme, which will create a new identity for the town. Projects include:

Parkway

Reporting to the Chief Executive and the Head of Property Services, Odin led the Council’s team in securing the redevelopment of this Town Centre project.

The Council has now entered into a project agreement with a development team comprising Standard Life/Shearer to redevelop a 270,000 square foot retail scheme in the heart of Newbury. The retail scheme is complemented with two levels of basement parking, 170 residential apartments and significant public realm aspects, to provide a high quality redevelopment scheme in the heart of the town.

Market Street Site

Odin provided consultancy advice to WBC in bringing forward an eight acre site on behalf of the Council and Network Rail. The site will deliver a predominantly residential scheme but will also encompass a rail interchange, multi story parking, public realm work and other commercial uses.

Shaw House

Odin provided advice and delivered a strategy for accommodation works associated with a £5M Heritage Lottery funded restoration project of a Grade I listed Elizabethan Manor House and an adjacent secondary School.

Building Schools for the Future

Odin was involved in looking at a number of BSF funded projects aimed at re-providing a number of secondary schools in West Berkshire.

The Business Quarter

Odin initially identified an opportunity and then provided preliminary advice to WBC in advancing a project proposal for a new business quarter in Newbury.

The proposal has received in principle Council Executive approval and backing, as an ambition contained in the Newbury Vision 2025. The scheme entails transforming a 30 acre industrial / secondary retail park which is adjacent to both the Town Centre and the River Kennett into an extension of the Town Centre to provide a mixed business and residential quarter with a strong urban form which will front a new riverside linear park.
